As well, don't hold back telling how you think you could be a decent cooperative housemate to live here, also the aspects about living together and accepting each other as we are and find joy in it in a way thats comfy for all. Thank you in advance.
What I proudly want to sublease is the BEST two sun-lit rooms upstairs, in my rented sharehouse, my home, house built in 2015. With garden and parking.
Rent for each room is 5650 DKK before the shared house utilities.
The rooms available for now are either with garden-view or a more private view, both well-lit room, 10 and 11 m2, respectively.
. Compare those small, but well-lit rooms to the avr. 70 m2 common areas indoors and garden 60 m2.
The rent and utility expenses are a three-part share of the house rent 17.022 dkk/month before utilities varying between 1200-2000 pr month. Its house-level expense with Russ*a added inflation to EL/water bills (weep). Bonus: we have floors heated with district heat (no gas monster bills). Also: ventilation and air heating of full house possible.

One of the houses in the residential quater Mørkhøjvej 231A-241H*, 2860 Søborg.
Free parking lots in the house quarter. Bus lines read two paragraphs below. Sound wall reduces noice, but we cannot really hear the nearby motorway, luckily.
*I dont write our house nb. for privacy reasons as I before have experienced interested coming to inspect the house, unexpected. We would love to have a visit, on appointment, though. :-) for those we find to be possible new roommate, we're very open for visit on appointment - we're especially free for visits on Friday and Saturday Nov 18-19 for you who are in acute need. Other just this Sunday Nov 20 for you who need a room from December - Preferred is asap contract take over.
Please also remark the details about deposit and prepaid, which can be found in the end of this description.

The room available is furnished. See collage picture. Note: For those who would want it free of furniture: optionally the room can be rented without the desk, bed table, chairs and the wardrobe. The problem is that a good 2-person bed in this room cannot be removed. We simply don't have space for it. (Thought: Unless you have a insurence-secure storage room).

Busses 2-8 min walk away. Bus 250S takes you to Nørrebro in 10-15 min and inner city in 25-35 min. S-train from Husum st are reached in 8 min by bike and in 10-15 min by bus 200S. Busses 166 and 200S has a stop just 2 minutes walk away, behind sound wall.

House is modernly heated... garden, terrace... new pavillon is getting permanent up spring til Dec/Jan... all good amenities for cooking. Ask for PDF for comprehensive list. Can be sent via WhatsApp or mail.

You will live with me (biologist, female, Dane, mid thirties), one other person, yet to be found) and finally, my kind loving dog who rarely barks! and she's so easy to live with, never any harm or problem. We "humans" are both single are not smoking. If you smoke a little, it's for outdoors. Outdoor localities nearby offer much nice green parks and forests.
Excuse me my french. Nous comprennons un peu francais (broken, sommes nouvelle). Alors, on parle Danois ou English. We like sometimes a Saturday night with a beers, tea, a board game or shared cooking. But all after interest. Privacy is accepted.

- Please confirm in your interest letter how you feel about the dog in the house, and how you would feel comfortable living with it. My doggo doesnt bark, only if she sees a cat, a fox or whatnot. We live in a wetland area (Gladsaxe).
- Sorry, No pets, only one pet in the house and that's my dog. If you think it shouldnt be a problem with your particular pet (fish, turtle, whatnot) give me a note and I will call my landlord company and ask. This pet should also always be truly accepted by the other person in the home, of course.
- Age not important according to me and my roommate. We are relaxed, happy, respect autonomy and little talk, and for interest in social times, also open.

Deposit yes, 10,000 (this amount bc this house required 4×17,022 DKK in full deposit from me). Prepaid yes, read here. Deposit plus prepaid on safe account.
I would like to ask for normally 10K in deposit and two months prepaid. Initially one month prepaid can be accepted, in case you are not able to afford two months prepaid. 10K in deposit corresponds to only 1/6 of the full house deposit, so this is why I ask for that level of security, with due trust in you.
A conto varies 500-1200 kr. monthly (is a house = consumption expenses varies a bit on the plus size). Also we get an annual water bill every May, so until then we need to help each other saving up for that bill :-) Then the water Aconto from July will become zero, lessening the burden to water expense.
